RiverFront U113

This three-level townhouse is so complete you might think you were at home. Enter via the outer foyer to the spacious main living area with kitchen, dining area, and living area. Cook your favorite meal in the well-equipped kitchen, including both a standard and Keurig coffee maker, and serve it at the dining table with seating for six to eight. Four additional seats are available at the kitchen counter nearby. In the living area, there is a flat-screen Smart TV with a Blueray DVD. Air conditioning has been added in the living area for the summer season. Also, on the entry level, you will find a 1/2 bath, laundry room, and access to the back deck with a wooded view and sounds of the East Branch of the Pemigewasset River.

Downstairs, you will find a recreation room with a smart television, ping-pong table, air conditioning, and a pyramid (twin/full) bunk bed set. Off the rec room are two bedrooms and a shared full bath. One bedroom has two twin beds, while the other has a queen bed.

Two bedrooms, each with an attached full private bath, are located on the uppermost level of the townhouse. The primary bedroom has a queen bed, air conditioning, and a smart flat-screen television. The second bedroom also has a queen bed, a Smart television, and air conditioning.

As a guest staying at the Riverfront Townhouses, you are welcome to use the two outdoor swimming pools (summer use only) located at the Riverfront Condos. The condos are approximately ½ mile from your accommodation. Or you can take a dip in the nearby old-fashioned river swimming hole, which is located to the left onto Penstock Road.
Upon entering the condo area, you may turn right onto West Branch Road to access one pool, or left onto Penstock Road to access the second pool. Tennis courts are also available in both directions.

This unit provides two unassigned parking spaces. Parking tags must be displayed.
Shuttle bus service to Loon Mountain Ski Area is now available - see details at https://www.riverfrontlincoln.com/property-rules/
The outdoor pool and tennis area are available in the summer season only and may be unavailable for short periods due to mechanical or physical maintenance. Admittance may be denied for non-adherence to club rules.
This unit does not allow pets.
Riverfront homes no longer allow tenants to use fireplaces.
This unit has four air conditioners: one in each of the upstairs bedrooms, one in the living room, and one in the lower game room.
There is an electric grill on the deck and a new gas grill under the deck.

  This unit was very spacious and clean. Its proximity to Loon was why we selected it - but we were able to make a convenient day trip to Bretton Woods as well. Our daughter loved the ping pong table and entire downstairs area. The beds and sofa were very comfortable.   Our 3 generation family has been renting for the past several years in the Lincoln area. The property suited our needs for various sleeping arrangements. The property was in good condition and we enjoyed our stay. The rental was in a good location for travelling in the area to many tourist spots. The pool and swimming hole was enjoyed by all. The only disappointing factor was the gas grill and electric grill. The gas grill was dirty and unusable. We had to clean the electric grill but in the long run did not use it.

  This Townhouse is very spacious. Our group included 7 adults and 1 child. Loved that there were 3 full bathrooms and 1 half on main level. Kitchen provided updated appliances. Be sure to bring all your own spices, coffee, filters, etc.
  Laundry room conveniently located on main level. The townhouse was clean and furniture was in good shape. Just a couple mentions that would make rental much better:the mattresses on the queen
  beds, owner should consider replacing them. Also,
  the matress pads and sheets did not fit tight...would invest in deep pocket sheets/pad. Lastly, an A/C unit on lower level is needed when temps are high.Fans were provided. Overall we were very satisfied. Great place for a large group, conveniently located just outside of Lincoln...very peaceful unlike all the high rise places in town. Great paved walking path across the street that goes into Lincoln. Access to the river/Lady Bathtub,tennis courts and pools just footsteps away.

  One of the best places we have stayed at! Plenty of room for the adults and kids to spread out. The unit was clean and well maintained. The ACs upstairs and in the living room kept the unit comfortable to sleep in especially during a few hot days. It is in a great location - one of the pools and a natural swimming hole was just a short walk even for young kids. It was a quick drive to the downtown area - it is walkable, but you have to use the main road. Also, less than an hour drive to Story Land and tubing on the Saco River. Whale's Tale waterpark is just ten minutes away. We called the owner/manager a few times with questions and they were always very helpful and friendly. This property is great for families and would highly recommend it for those looking to explore the area.

The only problem we had with the unit itself is that the drier was quite ineffective; we ended up air drying to get residual dampness out. The complex has two pools (the heated one is the one at the other end of the complex, which we chose to drive to), plenty of tennis courts and access to a clear river with a lovely swimming hole and plenty of big boulders and rock faces to climb/lounge on. We spent a lot of time enjoying the river. We'd definitely stay here again.

  Our multi generation family just spent 8 days in this unit. Well equipped, comfortable home. A few very small issues - couch has some serious low spots. We made a joke of helping each other off it. A bit more attention could be paid to the cleaning: cobwebs and dust were thick on more than one surface. It took us all week to locate the potholders! Recommend they find a way to keep the dehumidifier running more of the time as the basement gets a musty smell that improves the longer you use it. It was so nice to have the ping pong table, the kids loved it. The location is beautiful, but wish a pool were a little closer (not too bad, we found a walking path through the woods). Beds were comfortable. Space appreciated with so many family members. Thank you for sharing your wonderful home.

  The location was very good. We only got three chances to use a pool and two mornings to do outdoor activities. The townhouse was adequate for 9 of us, however it was very hot and humid. We would not recommend this property specifically for two reasons: Only the two upstairs bedrooms were air-conditioned. Also the sectional couch was very uncomfortable. And we found a mole in the basement! Very hot and humid in 2 bottom floors. Not a comfortable vacation.

  This was our first stay at Riverfront. We were thrilled with Unit 113. It was an end unit, which was great. The condo was immaculate! We had several adults and 4 very young children. The condo is spacious, kid-friendly, fully equipped for meals, sleeping, showers, etc. There's a washer and dryer in the unit.
  
  There are 2 big pools in the complex---ours was very clean and a very short walk from the condo. Below the pool is the Pemigawassett River, a neat place with large rocks for climbing and sitting, a,distance the moving River. Great refreshing swim---the kids loved it!
  
  Lincoln is an ideal location---it has a small village with restaurants, wine and beer stores, shops, cafes, and fast food joints (even a Dunkin Donuts!). We walked each morning to the store. Woodstock is a neat town around the corner--an easy drive. You're minutes from Loon Mountain, and about an hour across the Kancamagus highway to Story Land and other attractions along the way. Traffic is manageable---not bumper to bumper, and the mountain views are spectacular. A particular favorite was Diana's Bath, near Storyland. It is woodsy, and has a waterfall! Great place to picnic, bask, and climb rocks!
  
  All in all, this was a great find. The folks at the Loon Reservation place were very helpful---we felt clear on instructions and details, and well supported as we drove to NH. We will definitely return, and bring more family to enjoy our Loon vacation!!

  Overall, the property, furnishings, and staff were absolutely great. The only complaint would be that the lower level (two bedrooms, game room and bath) smelled a bit moldy. Would also suggest clearer instructions for using air conditioners/heat sources. The location and access to area attractions was very convenient. We'll definitely be back!!!

  We stayed at this unit over the Christmas break, It was clean well located and had great upgrades. The Wi-Fi was a nice addition for always busy people and the kids. The flat screen TV's with Hi-def are always nice. The owners have made this place feel like home and we wanted for very little and plenty of hot water even with 3.5 baths was great in a large home. Great home at a fair price. LOON Reservation service is always top notch, we have rented from them about 8 times now and have never been disappointed.

  We have stayed in a few condos the past few years and have always booked through Loon Reservation Service. The staff there is great. We've liked all the condos but we all agreed this condo was the best. Nice furnishings and very well equipped.

  We enjoyed the house and its location. We loved the pool and the river. The basement in both units smelled very bad. they were damp and musty. Who ever said you don't need A/C was lying. It was hot in there.
